Montréal or the South Shore: where should you buy?
It is one of the questions I hear most: should you buy in Montréal or cross the bridge? There is no universal answer, but there is a right answer for you. Here is the framework I use with my clients.
1. Your daily commute
The metro in Longueuil and the REM in Brossard have changed the game: you can now live on the South Shore and reach downtown without a car. Test your real commute before deciding.
2. Space for your budget
For the same budget, the South Shore usually offers more space: a house with a yard instead of a condo, or a larger condo with parking. Downtown and Griffintown offer walkable urban living.
3. Costs to plan for
- Land transfer tax (“welcome tax”): Montréal applies higher brackets to higher-value properties. Run the numbers before comparing.
- Municipal and school taxes vary by city.
- Condo and maintenance fees: buildings with many amenities cost more each month.
4. Your lifestyle
- Downtown: restaurants, culture, full-service towers.
- Griffintown: Lachine Canal, new condos, young and dynamic.
- Brossard: REM, Quartier DIX30, schools, families, multicultural communities.
- Longueuil: metro, Old Longueuil, riverfront, more accessible prices.
- Saint-Lambert: village charm, tree-lined streets, character homes.
5. Resale
Think about the next buyer: transit, schools, services and building quality protect your property’s value.
With offices downtown and in Brossard, I work on both sides of the river and can show you comparable properties in each area.
