Buying in Longueuil: a broker’s guide to the South Shore

Just minutes from downtown Montréal, Longueuil offers what many buyers are looking for today: quick access to the city, the riverfront and a wide range of properties, from family bungalows to brand-new condos with a view. As a real estate broker active on the South Shore, I see Montréal buyers discover Longueuil every week.

Direct access to Montréal

Longueuil is one of the few South Shore cities on the metro network (yellow line, Longueuil–Université-de-Sherbrooke station). The Jacques-Cartier Bridge, Route 132 and Highway 20 complete the picture. For professionals working downtown, that is a major advantage.

Very different neighbourhoods

  • Old Longueuil: heritage streets, local shops, character homes, close to Parc Marie-Victorin and the riverside bike path.
  • The metro / downtown Longueuil area: recent condo towers, services and a university campus — ideal for a first purchase or a rental investment.
  • Saint-Hubert and Greenfield Park: more affordable residential areas with bungalows and cottages popular with families.

Condo or house?

Condos near the metro appeal to buyers who want to rely less on a car and to investors targeting student or professional tenants. Single-family homes remain the first choice for families who want a yard without moving far from Montréal. Either way, location drives resale value.

My tips for buying in Longueuil

  • Compare municipal and school tax bills between boroughs — they vary.
  • For a condo, ask for the contingency fund study, the minutes and the planned major work.
  • For an older house, book a full pre-purchase inspection (roof, drain, windows, electrical).
  • Test the real commute at rush hour: bridge, metro or upcoming transit.

Why work with a broker who knows the South Shore

Based at the CENTURY 21 Collection office in Brossard, I know the streets, the projects underway and the price gaps between sectors. My job is to keep you from overpaying, spot good opportunities early and negotiate on your behalf.
